Holkham Estate submits planning application for 12 new homes off of Creake Road in Burnham Market
Holkham Estate has revealed plans for 12 new homes in a village named among the poshest in the UK.
The estate has submitted a planning application for the development off Creake Road (B1355) in Burnham Market, inclduing two, three and four-bedroom homes.
As part of the application, Holkham has released new images of what the proposed homes could look like, with its team saying that each house type has been designed to complement the aesthetic of the local area.
The house designs include terraced, semi-detached and detached properties, as well as bungalows.
If approved, work could start on the new homes before the end of the year.
James Bracey, general manager for land and property at Holkham said: “We received largely positive feedback from our public consultation, with over 70% of respondents stating they approved of our approach to the house designs and the majority of respondents believe our proposed homes will integrate well with the village.”
The team say that craftsmanship, quality and sustainability will be at the heart of the proposed development, with a range of natural materials including flint, Norfolk red brick and clay pantiles used in the design of the homes.
Addressing concerns raised during the public consultation, Mr Bracey added: “The concerns were largely in relation to the rise of holiday lets and second homes in Burnham Market and the wider district.
“We have worked closely with our planning team, architects and the parish council to understand and address the current housing need.
“As such, the majority of our proposed homes are two and three-bedroom properties.
“We have also included two affordable homes in the proposed scheme which will be for local people and we plan to retain an additional two properties which will be made available to rent by those already living and working in the local area.
“We are confident in our plans and, if given the go-ahead, hope to start work on these new homes later this year.”
In addition to the proposed homes, Holkham plans to extend the footpath on Beacon Hill Road to provide a safe and welcoming pedestrian access to the site. Vehicular access will be via Creake Road.
Where possible, existing hedgerows will be retained and new ones planted to encourage local habitats and wildlife to flourish. Soft landscaping will be included throughout the new development.
Holkham has worked with Norwich based architects, Feilden + Mawson LLP, alongside Armstrong Rigg Planning on the proposed scheme.
