Planning permission has been granted by King’s Lynn & West Norfolk Borough Council under reference 19/00255/F for the construction of a single bespoke dwelling designed by Atelier Associates (www.atelierassociates.uk 01485 542729).

The consent was granted under NPPF paragraph 131 which requires the dwelling to be of exceptional design and meet the following criteria; to be sensitive to the defining character of the local area; to significantly enhance its immediate setting; to be truly outstanding or innovative, helping to raise standards of design more generally in rural areas; to reflect the highest standards in architecture. Consents are rarely granted on this basis.

The site was once owned by the Houghton Estate, who used it as a quarry from where it is thought the carrstone used to construct the magnificent stable block adjacent to the Hall came. The topography of the site reflects its former use with steep carrstone cliff faces into which the proposed house is to be built; part of the house will be cantilevered and suspended over the cliff in a spectacular manner.

The accommodation will provide a gross internal area of 4,240 square feet arranged as shown on the plans.

Materials to be used will include machined blocks of dressed carrstone, along with random blocks and weathered steel.

Norton Hill lies to the north-east of the village where a cluster of seven houses sits on its south-west facing slopes, accessed via an unadopted lane.

Snettisham is an ancient village dating back to 1000BC, situated on Norfolk’s Wash coast.
